WHAT IS AN EPC?

An Energy Performance Certificate (EPC) is a report that assesses the energy efficiency of a property. The Certificate shows a scale A-G with A being the most energy efficient and also recommends specific ways in which the efficiency of your property could be improved.
Energy Performance Certificates were introduced in England and Wales in 2007 and they are valid for 10 years.

WHO REQUIRES AN EPC?

As of 1st October 2008 if you own a residential or commercial property in England or Wales and want to sell or rent it you will need an EPC.
Since April 2018 it is also a legal requirement for the EPC rating to be a minimium of an 'E' rating in order for the property to be let to a tenant.

WHAT DOES AN EPC INVOLVE?

To carry out a residential EPC we must attend the property to collect data and images. The assessment will take no longer than 30 minutes and the assessor will need to have access to all rooms and the loft if applicable. Access will also be required to boilers, hot water cylinders, meters etc.
The assessor will be required to take photos as evidence for the data collected ready for submission along with measurements of the perimeter of the property. The assessor will only be able to take into account visible data and will not be required to remove any fittings such as; light fittings, sockets, therefore, if you do have any additional data which will not be seen during the assessment please make sure that you have any evidence of these ready for the assessor otherwise we are unable to include these in our assessment. For example, Wall Insulation if not visible, Loft insulation if there is no access to the loft space etc. Without evidence, based on the age and construction of the property the software will make assumptions as to whether these are present.
