WHAT IS A GSC?

A Gas Safety Certificate (GSC) is a certificate which is carried out following an assessment of gas appliances and gas supply at a property. It checks whether the safety devices are operating efficiently, the appliances are operating correctly, ventilation passages are not clocked and are in fully working order and all harmful gases are transferred cleanly outside of the property.
Gas Safety Certificates were introduced in England and Wales in 1987 and they are valid for 1 year.

WHO REQUIRES AN GSC?

If you own a residential or commercial property and want to rent it you will need a valid GSC. It is a legal requirement, under The Gas Safety (Installation and Use) Regulations 1998, for landlords to ensure they provide their tenants with a CP12 Gas Inspection Certificate and as a part of the legal duties required to rent a property and will need to be renewed yearly and valid throughout the tenancy.
This must include all gas appliances and installations owned by you in the property.

WHAT DOES AN GSC INVOLVE?

To carry out a GSC we must attend the property to test all gas appliances. The inspection will take around an hour and the gas engineer will need to have access to all rooms which house a gas appliance and the gas meter. The engineer will be required to test all appliances to check there is no drop in pressure of gas supplies and that the combustion is correct.
