COMMERCIAL ELECTRICAL INSTALLATION CONDITON REPORT (EICR)

WHAT IS AN EICR?

An Electrical Installation Conditioning Report (EICR) is a report that identifies any damage, deterioration, defects and/or conditions to your electrical installation which may cause danger to its user or users property.

WHO REQUIRES AN EICR?
​
Since the 1st July 2020 if your renting a property in England or Wales its now mandatory to have a EICR carried out on your property with a satisfactory result. As of 1st April 2021 this will also be a requirement for all existing tenancies, so all rental properties whether existing or new tenancies will require a satisfactory EICR after 1st April 2021.

WHAT DOES AN EICR INVOLVE?

To carry out an EICR we must attend the property to carry out electrical tests and visual inspections of your properties fixed electrical wiring. The electrician will need to have access to all rooms and will require access to all sockets, lights, all electrical fittings in the property along with the fuse board and meter. To allow the EICR to be carried out efficiently, preparation for access should be undertaken and allowances for power loss during the inspection. The EICR usually takes around two hours and we try to cause as little disruption as possible.
